When purchasing a new home, the first thing you want to ask is how old the roof approximately is. A few of the most important things to understand and ask are if the roof has a warranty and if that warranty was in fact registered. If the warranty was not registered, it is not possible for you as the new homeowner to take over the new warranty transfer in the event of a warranty-related claim.
You also want to understand how many layers are on the current roof, if there are any current leaks, and what the current substrate is (what is underneath the shingles).
