Selling Your Home? Five Fatal Mistakes To Avoid
Selling your home is both exciting and frustrating at the same time. Your roof, while most people don't realize it, is the part of your home that offers protection from the elements and if in poor condition, could be an easy deal breaker for a purchaser.
- Make sure you know how many layers of shingles are on your roof. Anything over two layers in the state of New York is not to code. A good home inspector will go on the roof and evaluate the roof's condition.
- Looking to get a few more years out of your roof? Consider hiring a professional to inspect all flashings including pipe flashings, chimney flashings and any and all ventilation. These are known areas for water to get into the roof, but are inexpensive fixes.
- Is your roof in that bad of shape? Maybe it's worth considering making the investment for a new roof before you put your house on the market. Purchasers love to hear that there is a new roof on a home that they are looking to buy,
- In the event that you do replace your roof, be sure to register your standard material warranty directly through your manufacturer of the shingles if you do not opt to get an extended warranty. If you have an extended warranty, be sure that is registered too. Contact the manufacturer directly at the time of selling your home and be sure to transfer the warranty to the new homeowner!
- Many homeowners purchase a new roof with the idea that the material has a "Lifetime" warranty or "30 or 50 year material warranty" and once the home is sold, if that warranty is not transferred, the new homeowner has no warranty without a formal transfer. If you do need a replacement prior to selling, you may want to consider hiring a contractor that can also offer extended and transferrable workmanship warranties as well!
